LA MIRADA CALIFORNIA RESIDENTIAL RENTAL REQUIREMENTS & LAWS

Last updated October 20, 2026

Single-story rental house in La Mirada, California.

Because local requirements and statewide rental laws may affect how a property is rented and operated, these are the laws I refer to when working with residential rental-property in La Mirada, California.

 1. City of La Mirada: Local Requirements

  • Short-term rentals: La Mirada Municipal Code § 21.56.030: Generally prohibits residential rentals of fewer than 30 consecutive days, including advertising prohibited short-term rentals.
  • Rental-property business licenses: La Mirada Municipal Code § 5.06.060: Addresses rental-property business license taxes. It specifies no fee for one rental unit and a fee schedule for two or more units.
  • Accessory dwelling units (ADUs): La Mirada has additional zoning and rental requirements for ADUs and junior ADUs, including restrictions on short-term rentals.

2. California Statewide Rental Requirements

These generally apply throughout California, including La Mirada, where the property is covered.

  • AB 1482: Civil Code §§ 1947.12 and 1946.2: Rent increase limits and just-cause protections.
  • AB 12:  Civil Code § 1950.5: Security-deposit limits.
  • AB 2801: Civil Code § 1950.5: Security-deposit photographic documentation.
  • AB 628: Civil Code § 1941.1: Habitability requirements, including working stoves and refrigerators.

Whether these local and state requirements apply depends on your property's type, location, and circumstances. If you have questions about your specific rental property, feel free to reach out to me.
